No. Demand Locator alerts your team. Your team reviews the context and responds personally, from its own account. It does not send automated DMs or speak for your agency.

Are these thousands of qualified leads?

No. The 12,791 figure estimates all daily post activity in the researched Facebook groups. Listings, promotion and discussion are included. The study does not measure how many posts would qualify, match your portfolio or become customers.

Are you limited to the 20 cities shown?

No. Those 20 cities are the research sample, not a service boundary. You can request a report and monitoring assessment for any city in the world. We check local Facebook and Reddit source availability, then define your areas and portfolio criteria. Live coverage, scope and timing are confirmed for your market.

Do requests match the properties our owners have?

Demand Locator compares rental needs with the properties in your owners’ portfolio or the areas you choose to monitor. It uses available location, budget, timing and property requirements, and shows the match reason and missing details in the alert. Your team reviews the fit and current availability before replying. An area match is identified as such; it is not a confirmed match to a specific home.

How does this work with our PMS or CRM?

Keep using them to manage inventory and existing relationships. Demand Locator adds visibility into public rental requests outside your inbox. Portfolio or area criteria define relevance; no named PMS connector is promised here.

What will the report include, and when?

Where evidence is available: rental themes, budget and timing patterns, anonymized examples, and an interpretation for your area. Every report has a collection window, data date, coverage limits and human quality review. We first confirm coverage, scope and delivery timing by email. This is a report request, not instant software activation.

What results have customers achieved?

There is no published Demand Locator customer case study yet. The evidence here is dated market research and a product walkthrough. Response rates, conversions and commissions have not been established or guaranteed.

Research methodology & limitations 8 September 2026 +

A dated study, not a live counter.

This page presents the Facebook Groups and Reddit findings from Synaptica’s 20-city study. The collection window was August–September 2026: recent activity for Facebook and a month window for Reddit.

Facebook groups were discovered by city and real-estate keywords, then manually checked for incorrect city attribution. The cleaned table contains 197 groups. Dubai uses the corrected estimate of about 137,000 memberships and 546 posts/day. The reconciled totals are 6,857,124 combined memberships and 12,791 estimated posts/day.

Memberships are not unique people. Daily activity is estimated from group metadata; it includes supply, discussion and promotion. A sample of 3–4 posts per group supports qualitative observations, not an exhaustive rental-demand count.

*The Facebook major-city figure is the rounded research average: 12,791 ÷ 20 = approximately 640 posts per day. It describes all post activity in the sampled groups, not rental requests or a measured rate for every major city.

Reddit’s 100K+ figure counts active communities across the entire platform and all topics. It is not a rental-request count or the number of communities monitored by Demand Locator. Examples are anonymized paraphrases from the study. They establish that structured housing needs were observed, not that the people are still looking or that any request converted. Raw exports and a measured classification denominator are unavailable in this source. No precision, reply-rate or conversion estimate is inferred.

Local preview: use test details only

Demand Locator is a Synaptica product. Public collection remains disabled until the operator identity, privacy contact and follow-up route are confirmed. In local preview, only test submissions should be used.

The form collects your name, work email, company, role, market and target area to assess and respond to your report request. Portfolio context is optional: do not include tenant details, sensitive information or account credentials.

In preview, requests are stored only in a local operator queue, retained for up to 30 days and removed when the preview data is cleared. No report email is sent. The local operator can inspect or delete a test request using its reference.

Requests and measurement events are retained for 30 days in the active intake queue, then removed by the next hourly cleanup. You can ask the operator to remove your request sooner. Reports contain aggregated, anonymized research rather than requester identities.

Page measurement records only predefined interaction names and a page variant. No form values, post content, visitor identifiers or query strings enter analytics. No analytics cookies are set; Do Not Track is respected. Vercel processes connection metadata such as IP addresses for hosting and security. Short-lived keyed hashes protect the form from repeated submissions; the application does not store the raw IP in the lead queue. Provider security logs and backups have separate retention and access controls.
